Job Description:

SUMMARY

Under the direct supervision of the CEO, this position is responsible for the administration and management of the facilities and maintenance program as well as the Tribal Wastewater Treatment Plant and Water System. Included in these responsibilities are budget preparation and oversight, supervision of maintenance and wastewater treatment staff, housekeeping and sub-contractors, and oversight of new and existing projects as well as the responsibility for maintenance and upkeep of all CTCLUSI owned and leased properties and facilities.

 

PRINCIPAL ACTIVITIES & RESPONSIBILITIES

  • Direct and coordinate the activities of maintenance staff engaged in preventative and routine maintenance for the assigned facilities/properties.
  • Oversee the operation and maintenance of Tribal Wastewater Treatment Plant and Water Systems in Florence, Oregon.
  • Plan, organize, and direct building grounds maintenance.
  • Provide technical assistance and advice on projects to other supervisory staff, where appropriate; coordinate special projects as assigned.
  • Responsible for ensuring sub-departments adhere to work specifications and maintain adequate inventory of supplies and equipment through periodic audit checks; take immediate corrective action when discrepancies occur.
  • Responsible for administering counseling and disciplinary actions to department's maintenance staff; make recommendations for staff hiring.
  • Ensure sub-departments conduct safety training for department employees.
  • Provide and update department emergency preparedness, maintenance and communication of severe weather procedures, and other emergencies.
  • Supervise and coordinate the development of procedures for a work order system; responsible for all activities related to the work order system.
  • Responsible for developing and maintaining policy and procedure for inventory controls, disbursement of supplies, materials and equipment, and control of tools and hazardous chemicals used by maintenance staff and the facility used to store.
  • Ensure subordinate staff comply with security policy and procedures.
  • Monitor department and grant activity to ensure expenditures are allowed and all procurement policy and requirements are followed.
  • Maintain appearance standards as outlined in CTCLUSI policies.
  • Must be able to interact with Tribal members and the general public in a courteous, professional, and efficient manner.
  • Communicate effectively both orally and in writing.
  • Maintain a good attendance record.
  • Other duties as directed by management.

 

PHYSICAL & MENTAL DEMANDS

  • Must be able to walk, talk, hear, use hands to handle, feel or operate objects, tools, or controls, and reach with hands and arms.
  • Vision abilities required by this job include close vision and the ability to adjust focus.
  • Must be required to push, pull, lift, and/or carry up to 50 pounds.

 

WORKING CONDITIONS & ENVIRONMENT

  • The noise level in the work environment is usually moderately quiet, however, can be moderately noisy.

Experience and Skills:

MINIMUM JOB REQUIREMENTS

  • Must be at least 18 years of age.
  • Position requires a Bachelor’s Degree in Maintenance, Construction Management or a closely related field OR a combination of experience and training, knowledge, skills and ability to perform the above-described duties.
  • Minimum of five years of facilities and maintenance experience at a management level or equivalent.
  • Extensive knowledge of local, state and national life-safety and building codes.
  • Must be willing to complete National Incident Management System (NIMS) training for NIMS certification as arranged by the Tribes.
  • Working knowledge of preventive maintenance work order system or similar processes, maintenance budget process with various funding sources; and grants management and funding opportunities.
  • Valid driver's license or adequate transportation required.
  • Must possess reasonable ability to communicate in English.
  • This is a covered position and will be subject to pre-employment drug testing and criminal history background check.
  • Must have employment eligibility in the U.S.
  • Indian preference will be observed in the hiring process.

 

PREFERRED QUALIFICATIONS

  • Experience with both commercial and residential properties maintenance.
  • Experience with Health Care facilities
  • Experience with refrigeration, alarm systems, generators, pumps, compressors, HVAC, and any equipment associated with building maintenance.
  • Proficiency in Microsoft Office Suites and Google Docs
